Yeah, the lighting is noticeably flatter, for one. Hardly a surprise that Ubi was demoing a more visually ambitious non-final version of the game, though.

Really? Facial animations look like shit. Some of the textures look like shit, and jesus christ @ some of those human models. Imported straight out of ACII or some shit.

This is in-engine stuff, not gameplay shots taken from the PS4/XBO/360/PS3/PC/U version.

That does not look like the PS4 or Xbox One version but it is certainly an improvement of the last gen footage we saw before which was said to be an old build.

Definitely seems to have improved graphically from some of the more recent gameplay demonstrations. Also seems to be a lot more direct combat going on (though it may have just been edited this way to make it seem more exciting)
