Supposedly the artbook is close to or is A4 sized and about 120 pages. So I've ordered the CE after hearing that.
Some Twitter account has said it's the Nibelheim section, so it may literally be an FF16 situation giving you the first 1-2 hours of the game.
Best to just resist temptation in that case. When I first checked a week or so ago, everywhere was also out of stock. I just kept all the tabs open for the retailers and refreshed them once a day or so - eventually Best Buy did refresh their stock, so I'd just keep an eye out and check periodically. Not a great sign though that even the Square Enix shop is out now.

Yeah I figured the deluxe edition was about to sell out as retailers a few weeks back kept listing it as out of stock here in the UK and then they would restock only for it to go out of stock again. So I quickly poucned as I want the art book. There might be some smaller outlets that still have some stock, if you dig deep.

Looks like they cleared it up in a follow-up communication. Square just being dumb with their messaging.
