If you had a house what would you renovate/furnish first? Bedroom or living room?

Renovate? Neither of those -- bathroom and kitchen, the two most valuable existing rooms in your house from a resale value.

Furnish? If you have to decide between furnishing your bedroom or your living you, you should not be buying a house.

Living room.

That's the main room of any house and you can't have people sitting on moving boxes with your TV leaned up against the wall.

Damn so you have to be above saving up, to be a home owner?

To be exact

Its a house ive been living in for a long time however i am not happy with the furniture/ design

I want to update the room but will do one at a time and wanted some input

Keeping the house? Giant bathtub.

Looking to sell? Giant bathtub.

Potential buyers may express uncertainty (there's no flow, what's up with the giant bathtub?), but you're just like "we install giant bathtubs in all our properties. wtf."

I do renovations every day. I mostly see bedrooms and l\r done at the same time as the products I install are generally the same for both. In terms of resale value it's a gamble. You could spend 20k on new H\W floors and they day after you sell it, the new owner could be taking it out.

From all the House Hunters I've watched, I'd just suggest making sure you put in double sinks in the bathroom. People are crazy for their damn double sinks.

Yeah this. I barely use my living room and I use my bedroom to sleep. It's my kitchen and bathroom I'm using more than any other room, but my office is the number 1 room I'd renovate if I had the money because I spend most of my time in it.

Thanks guys but jus to clarify its not for resale or anything

Im jus trying to revamp my rooms

A nice living room or a nice bedroom

So guys this was what i was thinking of doing for my 2 rooms

Living room: new floor boards cause mine are sqeaky, a new couch set, a new rug, new coffee table, new tv stand and new 55" tv
Total cost est: $3500

Bedroom: new floorboards, new bedframe plus queen size tempurpedic, new computer desk, new nightstand/ drawers, and a rug
Est to be 3500-4000

Whenever I move in for the first time, I'd always invest in a good bed, nothing else. I mean seriously you'd need THAT awesome sleep for a third of your life, get that out of the way.

After that, redoing the whole living room would be my second option in your question. I mean I wouldn't bother furnishing the bedroom a whole lot outside of getting a good bed itself.

Whichever way you choose to go, watch out for that tempurpedic. It's great at first, but after a while it just becomes a heat cocoon. Guessing you won't be sleeping alone, but that just makes it worse. Watch out Oxn.

Bedrooms should just be for sleeping, and sex. One of the best realizations I ever came to. Move the computer to the living room, or another room altogether.

From your choices, I would do the Living Room first, but also invest in a quality mattress as well. We spend most of our (waking) time in our Living room. So that's why I'd do it first.

Well no way my main computer will go to the living room

Possibly my man cave/home office though

Order of priority:

Kitchen
Bathroom
Living room
Bedroom

I've flipped a few houses and this is how we always spend our budget. Kitchen's and baths are PITA to redo but worth it. Bedroom and living rooms cost very little comparitivley. Hell, a bit of paint and new floors/carpets is pretty easy and make a world of difference.

i would make sure i had a bed in the bedroom, and then i would do the living room first

bedroom is for sex and sleep (doctor actually told me this once)

are we talking wood floors here? You don't need new floors, you need to refinsh.

I'd probably split it between the two to be honest, but it depends on a few factors. Number one would be getting a new bed if you hate yours since it's where you spend a good chunk of your life. Then, I'd focus on the living room since that's where guests would see, but obviously that depends on how often you entertain.
