Real adult talk here, but how many of you have homeowners insurance and who do you use. We have had AllState for 2 years in our current home, but had a claim last year due to pipes bursting in a freeze. My annual premium last year was $3600, They want to raise my premium this year to $8000. :messenger_tears_of_joy: If you have insurance, or sell insurance who would you recommend. I Qualify for USAA so I may go back there. I have a good friend who sells insurance and I have asked him for a quote as well. Thanks for any good recommendations.

I use USAA but have never made a claim so can't really say how well it would go. I don't think they are really economical anymore but pride themselves on customer service so there is that. Gotta read all the fine print though, so many exclusions for stuff, especially water damage.

I had a home warranty with the new house and that was nothing but a HUGE pain in the ass. Did make out like a bandit in the end but the effort to get anything done, the low quality of the contracted work, and the terrible delays in getting anything done really spoil the value.

Is this like a house or apartment insurance? In France it's obligatory to have one, I think we pay like 20€/month.

Running into this issue, my brother and his wife are dealing with it but yeah they doubled the premium this year. We never use it (had a leak fixed it out of pocket), doesn’t mean shit to them. Think they fount another place but isn’t much cheaper. Settled on $7000 for the year with a high deductible. Fucking sucks.

I pay less than $1.5k a year but our house is small. I also live in the middle of nowhere so I'm sure that helps too. I can't imagine paying so much. :messenger_face_screaming:

I have Travelers. A few years ago, somebody slipped and fell on my sidewalk and got hurt. They filed a claim against me and the insurance company took care of it, which was great.

yeah we were going to drop it all together since we don’t have a mortgage anymore don’t require it. That said we live in Florida right out side of a flood zone so would be dumb to lose everything with one bad storm. Think it was $4300 last year and it’s a big house (5 bed rooms). Florida is kinda crazy right now with this shit. Seems like it’s hitting everyone down here cause local government said it was fine.

I pay around $100/month I think (Canada). I use TD. And it’s a typical full coverage plan I think with coverage for $2M liability.

Modest detached home. So it’s not a giant house or anything.

I've never paid for home insurance, I just make sure I save money in case something happens. Nothing has ever happened that I couldn't fix myself.
I never followed the intricacies of insurance plans but if you don’t have home insurance, what happens if you get a fire and burn down your house and your neighbours too?

You are paying out of your pocket to rebuild your house. With insurance you pay the deductible and they pay to rebuild your house.

I had Allstate for 13 years and the last 3 years they really started raising my premiums from $1,300 to over $3,000. I've only had 1 claim the whole time and did get a new roof but that was done last year.

I went with Travelers and I have better coverage and greater limits and the rate is $1,300.

edit* - My car insurance also went down to $400 from $650 every 6 months as well.

It was such a super-duper pain to even get home insurance at all when I took out my mortgage, it almost prevented me from buying my house.

I've been gun-shy about changing, because I don't want it to fuck anything up with the bank. My rate is decent enough as it is, so I'm just gonna leave it where it's at for now, even though it's definitely not my first choice of companies to have to work with if I have to file a claim.

What state do you live in?

Homeowners insurance is regulated by the state - a Progressive insurance policy in Texas is not the same as a Progressive insurance policy in Ohio.
 
Homeowners insurance is like....the thing you're required to have to secure a mortgage but don't you dare ever make a claim on it (according to them).

p.s. Just so everyone knows, claims information is generally shared between carriers, or so I was told.

I was a homeowners insurance adjuster for 10+ years I could see everything that ever happened to your home and even called people out on it when they lied to me.
Haha, that's what I thought. I used to be a software dev for a company that specialized in the management of the loss control side of the business.
 
Farm Bureau….lost shingles over the first winter I owned my home. Paid for half of the roof with no premium increase. Homeowners insurance is never supposed to balloon much with repair on accident costs like auto insurance does. You should definitely switch.
Edit - half of a brand new roof I should add, house and detached garage.

Yes, but not homeowners.

I was a licensed homeowners insurance adjuster in all 50 states for multiple regional and national carriers. I don't do that anymore, thank god - honestly, you're probably better off not listening to me because I don't trust any of them.

I never worked for USAA but I would consider them based on reputation. Regardless, you need to read what you are actually buying and not rely on brand recognition.

Get quotes all around. I did when moving to TX and the $$ differences was huge 20-30% differences. USAA beat them all. But when I moved to Belgium their quote on my car and rental was like 200-300% more than local offering, BNP wins here. Dirt cheap compared to Stateside.

I have had Farmers for years and told them I was switching. All my polices somehow dropped in price. Seems you do have to shop every few years.
I tried that and they were like "Okay, sorry you feel that way.". I was with them for 9 years and apparently it meant nothing.

State Farm. I have never needed to file a claim with them yet, but they're cheap.

I live in Southern Nevada as well so no flood issues here

When we owned a home, we had Progressive and they always did right by us. Though to be fair we only ever needed to file one claim after Hurricane Irene damaged our roof. It didn't increase our premium by a substantial amount -- something like $60 total the next renewal cycle. Now that we're renting again, I'm still using Progressive for Renter's (and auto) insurance.

But if I had access to USAA, I'd probably check them out. Everyone I knew who had USAA (which was quite a few, growing up in a massive military community) raved about their service and affordability.

$3600 a fucking year for home insurance!?! Jesus H Capitalist Christ you must live in America, I pay a few hundred pounds a year and I'm basically covered for everything from burst pipes to Alien invasion with no hassles...

Seriously how the fuck y'all survive over there

I've used State Farm for decades. My premium is about $1300 per year, but I don't live in a place where there's a high risk of natural disaster.

I had Farm Bureau insurance on my first house forever ago and I developed a pinhole leak in the copper pipes under the concrete slab. They fixed it and then the next year it happened again. They told me if I made another water claim that they would cancel my policy and that nobody else would insure me. So I re-piped the house myself and switched insurance companies.

State Farm. Primary house is $900ish per year. My Florida rentals on the other hand, sit at $2100 and $1600 per year.

USAA is trash. They’ve taken advantage of way too many service members and veterans who just assume they’re cheaper. More often than not, there are better options.

I have Amica right now which gave a good rate. Been a homeowner for 14 years. No claims but aver 4-5 years the rates increase so much that I have to shop around. Can drop my yearly by hundreds of dollars, negating the price hikes, each time. System is stupid.
$1,363.00 on a $600k home is what I pay. Insurance is supposed to be a last resort safety net. Don’t buy into all the dumb extras.
