It seems Avalanche is using procedural terrain generation. This would explain the pop-in issues.

It's using Procedural Generation folks similar in concept to No Man's Sky.

How could it be that bad when it's just rendering a desert, wow. Witcher 3 renders a ton more foliage/rocks and the world is infinitely more detailed than this.

That would be awesome! Heck, any crime gangster game would be a good fit for nemesis system too.This would have been the perfect setting to have shadow of mordors nemesis system. I'm surprised more devs are not doing it.
