The monster in the Grudge was scary because it was unbeatable. As soon as a character stepped into the house they were dead and they couldn't do a damn thing about it. Worst of all is that it could do it anywhere at any time. Taking the form of a family butchered by the father figure was pretty creepy too, but the fact that you were totally fucked if you did a perfectly ordinary action of entering the house is what did it for me.
