Edit: they said its something they've never done at their booth but they've shown merchandise at their booth in previous years so it isn't that.

I am thinking it could maybe be a community thing where they stream on Square Enix's website or something interviews and game demos. A little section like Capcom did last year at their booth.

It's entirely possible. Or it could be a Mega Theater type deal. I have no clue but their booth looks the same size as last year so whatever it is I don't think it'll be that big.

Of course there was that theater like area in their booth last year that many people enjoyed. (Mostly because it was the one place you could actually sit down at)

What are you talking about? There are several reasons to list why Versus XIII (XV) will be exclusive. What you just said isn't one of them.
