Whew, stumbled upon one of my classmates on Facebook and learned he was one of these alt-right dudes. I'm talking Pizzagate, Milo videos, anti-white racism, the whole bit. I've never doubted that these guys existed IRL, but it's sort of surreal to suddenly be able to associate the name and face of someone you actually know and talk to in real life with them.

This is my second purchase. I bought a condo in 2012. Was able to catch the market when it was down. Now I'm buying a house in the burbs. Figured it'd be a better tax shelter and a nice foundation for starting a family down the line. But ask me anything you'd like to know.

My arms and abs are on fire right now

This is my second purchase. I bought a condo in 2012. Was able to catch the market when it was down. Now I'm buying a house in the burbs. Figured it'd be a better tax shelter and a nice foundation for starting a family down the line. But ask me anything you'd like to know.

I just want to know if you have any advice for a young 20-something brother about real estate.

Once I go get my MBA and move back to my city I am debating buying a condo with the goal of then buying a townhouse later on in the same city; and selling the condo afterwards.

But I would assume that if I'm buying a townhouse in a city I would need more liquid cash--I'm very picky so I already know what areas I would want to live in (I mean I've been in the same city for all my life) and I'm concerned that if I see a future sale I will not be in the position to purchase it if I'm currently owning a condo.

So now I'm contemplating renting after MBA until I have a good amount saved up for a down deposit for a six to seven figure townhouse. There is also an assumption that I will receive a decent signing bonus from my next employer after graduating from whatever MBA program I pick.

So in essence: rent for longer to have more mobility and flexibility with a dream purchase or own property sooner?

Great question. I look at it this way, can I purchase at a price that'll be about the equivalent of rent. If so, is it in an area that is currently growing or has short time for properties on the market. The current increase in interest rates has slown the market down. Many expect the market to slow down for a while. That means rent will increase and it may become a buyer's market. I used the equity from my condo as a down payment. I hope to refinance this property on a 15 year whenever rates drop again. I did lpmi for a my loan and was able to get a rate that is lower than what's currently being offered. So as you can see, there are a lot of things to consider. Hit me with a pm about the location you're looking to buy in and we can do some light research about what your prospects might be

If you were white, they'd be revealing themselves to you on a regular basis IRL. If you ever want to know who not to trust, get a white friend and send them out to talk politics with everyone around, as a scout. You'll expose everyone in the vicinity then.

Thanks for sharing your knowledge bro. I did not know that the equity of your current home could be used as a down payment. If everything goes through would most people then be expected to sell their former place soon after closing the deal on the 2nd home?

I still smh @ my uncles/cousins buying these things from flea markets/swap meets with kodi preloaded on them like they got the deal of a life time, basically the 2017 equivalent of buying 3-5 dollar burned CD's from Prototype Viktor at the barber shop/beauty salon. Worst part is you can't even talk them into going to the movies anymore.

"Oh, I saw the new Star Wars yesterday. I can put it on if you want to see it. It's good quality except for the Korean subtitles but you get used to it."

Depending on your Debt to Income, you may be able to retain your first property. I actually was able to sell mine, which allowed me to get into the new place. There are some lenders/developers that will actually do things like fast track the sale of your previous property. Just depends on the programs available in your area and your financial situation. If I didn't have the student loans that I have, I would have been able to keep my condo. It's ok though. Happy to have upgraded

With thise Underworld and Resident evil films dropping close together. I been trying to remember what happened in them. Wasn't Mike Epps in one?
I remember him almost getting eaten by striper Zombies in the second movie because he crashed his car while ogling them. He also had a line where he said "nigga, my shit is custom" when he got offered a gun turning it down cause he had his own.

I swear, the only reason either of those franchises are still around is to sate humanity's collective thirst for Jonovich & Beckinsale.

...I'm honestly surprised they haven't shown up in a movie together.
