This is a film about the Marvel multiverse. We’ve seen what looks like Johnny Storm in the trailer, it’s entirely plausible that it could be Xavier we saw and heard. There’s been talks of bringing Fantastic Four and X-Men into the MCU for sometime.

Is truly a wonderful thing to see Patrick Stewart as Xavier for a cameo.
They had Harrison Ford/Han Solo listed for Boba Fett episode 7 and you can see how that turned out.

Fantastic Fours script hasn't even started as far as I know, just an announcement of Jon Watts being the director. No release date yet.
So I don't think they are actively working on anything X-Men related yet. Just spit balling ideas at this stage.

Nah it's started and it's his next movie now that No Way Home is done. They're casting already. But no there isn't an announced date yet.
The Mutants thing came from a grid that goes out to casting agencies to notify them that it's a project in development. I've seen it myself.

If Jon Watts is working with the writers of the Spidey films then yes they have probably started writing a script. Or they might still be looking for writers. Marvel tends to announce when they find writers or some insider scoop comes out.
An X-Men movie has not officially been announced, why would they be doing anything else other than spit balling? They still have Thor: Love and Thunder, wakanda Forever, The Marvel's, GOTG3, Quantumania and FF to get through.
Casting I can imagine has started though, like they announced Blade before any production or writing started

Marvel always has stuff five years out in development. That's one reason why Disney stakes out so many unnamed Marvel dates. Marvel has the movies in various stages of development and will announce them on their time.
Marvel presented Eternals, Hawkeye, WandaVision, She Hulk, etc to Disney internally in March of 2018. They didn't announce any of them until SDCC more than 18 months later. She-Hulk was even later than that.

She's from an different universe. The Defender Strange in the TV spot is the Strange from her universe. Her power is the ability to open portals to other universes.
Wanda sends "demons" after her (such as Gigantos/Shuma Gorath) which destroy her universe because Wanda wants to use Chavez's power to open a portal to find her imaginary kids from WandaVision in another universe.
