I understand that but why not just release them? I don't see the big deal in it. I know he'd be giving in to a hair piece but why not just release them in the first place if a lot of people were asking? I guess I'm just not grasping it fully. Didn't think something like academic records would matter.

No matter how many documents Obama releases, people will always have suspicions. Someone will always think the documents are doctored, fabricated, or inadequate. Everything about Trumps offer screams more as a PR stunt, and grandstanding, than an actual effort on behalf of concerned citizens, so there's really no need to give in to Trump's demands.
As far as the money goes, sure, you can argue that Obama should just do it for the sake of charity, but then again, couldn't the same sentiment be applied to Trump, if not more so?
