Living the Millennial Dream

Philadelphia is ranked as the best city in the US in terms of having all of the things that Millennials say they desire most in a city.

Still, most millennials don't have Philly on their list of cities they want to live in. More underrated city in the US.

Speaking as somebody living in and out of Philly at various points of life, it's absolutely an underrated city...especially once you discount hyperbole about the rudeness and getting murdered.
 
It is definitely the best city in the world. I can't imagine any other city even coming close.

A quote a buddy of mine came up with:

"New York is the best city in the world. Philadelphia is the best city in the United States."

NYC is in every way the leader in all things cultural and hip in the US, it's just an unlivable city. If people are traveling to the US from overseas they should probably hit NYC before Philly. But when it comes down to where to live? What makes a city livable and nice to be in? Philly just beats NYC in that category hugely.
 
I definitely agree that Philly is the best city in the us. My wife and I looked into ny once we realized that we had to move from Philly and no way could I live there. I don't understand how anyone deals with all the crap that comes with ny.

Bit surprised that Pittsburgh is not rated as LBGT-friendly. I've never really been though and don't know the area. Consequence of Pennsyltucky area?

I'm actually thinking of buying a home soon because the rent is going up faster than I'd like, in addition to shady renting practices. I've been astounded at how much lower a mortgage is than rent with a good credit score.

After moving up north from Atlanta and spending 3 weeks in downtown Philly for work, then hitting up NYC for the first time - I'd definitely say that Philadelphia takes the cake. Still don't know how I feel about living in a big city, but I love the history that Philly and the surrounding areas bring to the table.

Me and the wife are trying to upgrade our housing in the next year cause she wants to poop out chilluns. It's still a great city to buy in. I look at the rents of some places and you can buy places for less all over. The big problem I've been running in to is that there are some neighborhoods in the city where it's very difficult to find 2-3br housing that is less than $500k so they require jumbo loans. Damn jumbo loans take 20% down, and we only have like 10% to put down on a place, cause we don't want to sell our current place but keep it as a rental.

We took out a maximum size conforming loan plus a big home equity line of credit. Not sure what the down payment requirements are to do that, but it's possible at a lot of banks. They won't tell you about it but often if you ask they say "yeah sure no problem". I wouldn't have done it if we didn't plan to pay off the HELOC, but given that it saved us a lot of interest payments.

The size of a maximum conforming loan also varies by the average selling price in each nhbd. At least that's how it worked a few years ago but these things change.

I understood it like this: a few years ago the feds had raised the cap for conforming mortgages so they could buy up more underwater mortgages. The cap is back down and I think the max conforming is at $417k again. What you did is exactly our plan though. I have about 35% equity in my current place, so I can probably take out 10-15% of the equity in a HELOC and get myself like another $40k-50k. We have about $40-50kish to put down right now. So we're looking at a place in the low $500k range. I could be wrong about the max conforming loan size though, I have to check more carefully. We're not in a super rush as we're not even going to attempt to get her pregger until a year from now, so we'll probably save more.

Apparently it's basically ready and the "real" reason it's delayed is because they want to avoid any possible problems during the DNC. Which makes perfect sense tbh.

Born and raised in Philly (moved around NE Philly a bunch but mostly in Mayfair and Holmesburg). Getting married there in October too. I've lived all over the country in the last five years; been in anchorage for a year and a half (in the Air Force). Love where I'm from! Glad this thread exists!!

Patco freedom cards are apparently gonna work with septa now according to their site so fucking game changer until I get outta jersey

Do you have any add'l info on this? Been looking for it and not seeing much. I take both Septa and Patco every day.

Edit: Just saw the section on their FAQ. Any ETA or something elsewhere? The Septa transfer is cheaper but I wasn't going to buy individual rides from PATCO. This could be best of both worlds.
 
Guys im starting my apartment hunt.

Would love to stick to francisville, not sure if I'm going to be able to. Was looking at nolibs and graduate hospital though. What are the areas I'm gonna want to avoid? Like when is nothern liberties no longer northern liberties?

Fattah convicted on all charges. Mildly surprised he didn't walk.

Glad he didn't. One of his co-defendants (Vederman) collected a salary from my old firm for a time. Guy always seemed suspicious. None of the charges surprised me, and if I had to guess, the verdict was deserved.

So what're you flops doing for the 4th

I'm going out of town until Sunday, but I'll be back sunday night for the festivities on Monday. Will I actually do anything? That's a good question. I imagine all beer gardens with a good spot to see fireworks on Monday will be filled with people. I might just get a case and go sit on my brothers roof.
