I do not know either of you. This could be you overreacting or her actually cheating. Regardless, I see long-term issues in your relationship. It is not a good sign that you have a spy at her work. Even if you did not ask this person to spy, you have admitted that she does not know the depth of your relationship with that friend and could be a sign that you do not trust her anyway.

IMO, work flirting isn't cheating. If it is I have been a massive dick all of my life. However, if you are uncomfortable with it or you have proof it has moved past that, it is time to move on. One thing I learned early in life is it is okay if things don't work out with someone you are dating. I am not saying you should bail at every difficult situation in a relationship, but if it is something that is important enough to you that you can't accept it or move past it, you owe it to yourself and her to move on. You need to sit down with her and get to the root of the issue.

I've got a buddy who really needs to read this, but it wouldn't matter. I've told him essentially this very thing hundreds of times, but his ex still has him by the balls. She cheated on him, took the kids in the divorce, and now she won't let him around the kids or even back in the house at all, but whenever she wants some dick he goes and gives it to her.

If your friend is to be believed, she's probably cheating. I've had workplace relationships like that and there was always more happening. Even if she isn't cheating, she admitted to being flirty like that, and if that's too much for you to deal with, then moving on might be the only way you'll get peace of mind.

Let me tell you something never get into financial entanglements with people you are not married to.

I was at work getting coffee one time and a guy was engaged and wondering if he should put his gf on the lease. I was 20 years his senior and I butted into the convo and just said. Don't put her on a financial document until you are married. He rebutted that she is getting a good deal because she gets the house too after they get married. I then told him you will be alright. You get a great deal having a wife you can trust. When you get married entangle all your finances but before that keep them separate. In the long run it will save you heartache.

Never enter a land war in Asia and never enter into financial dealings with someone you are not married to.
 
The bottom line is that you need to talk. And not some half-assed chat while watching Netflix or fiddling on the phone. You need to sit her down and explain truthfully how serious this is and what's at stake, not just "hey babe so like...you cheating hehe?".

You're both adults and apparently you share a serious financial commitment. Try to talk it out first before you burn it down, especially with money involved like that.
