You are trying to make a point but it's not landing.

Yes, if I could afford a 2 bedroom with view, I would live in Shangri-La, Vancouver House, or Shaw Tower (not the ones you listed). So you are using this to apply the same logic I am applying to Surrey, but it's oranges and apples here.

Why don't people want to live in Surrey over Vancouver? Because of things like this:

Surrey has half the police and public safety spending per capita that Vancouver has. This is why I am calling Surrey the slums. Having cheap apartment buildings going up doesn't increase that tax revenue per capita to increase that funding. Surrey is just building up a projects scenario. I know you can't see this as you're trying to justify living in Surrey to yourself, but Surrey is still gross. And not in the same way Woodwards is different from Shangri-la that you are trying to apply to discredit my point.

I love the North Shore, but property tax is about 10k a year for me now.

Not sure if I should sell or stay, I can sell my place for about 2.6 Million right now and the bubble keeps inflating.
Probably stay for the next little while, it's a nice area and great for trail riding which I love doing.

Not sure if I should sell or stay, I can sell my place for about 2.6 Million right now and the bubble keeps inflating.

The real estate market won't pop like people keep hoping for. There's really three paths that are going to happen in my opinion:

1) BoC lowers interest rates or goes into negative rates, housing goes up, economy stays down - creates an affordability crisis that foreign investment cannot cover - cools down the market.
2) BoC lowers interest rates or goes into negative rates, housing goes up, economy recovers - affordability crisis isn't as bad - market keeps up with similar rates or even higher.
3) BoC raises interest rates and/or housing speculation tax is introduced - cools down the market.

I think you'll see an ebb and flow of 1 into 2 into 3. 1 will cause a voting platform item. 2 will happen after campaign promises are made. 3 will happen as result of implementation.

I will just say people in real estate should know that real rich people don't live in Yaletown nor care about Yaletown. It's small, cramp and have generally bad build quality. Right now, the hottest area in real estate is indeed East Vancouver as it's going through some crazy gentrification. Woodward was the building that kind of paved the way for that and I can see that building being valued a lot higher going forward as that area gets transformed. Didn't the government announced a $1 billion dollar plan to gentrify that area of E Hasting street a while ago ? When that goes down, the area's value will go up quite significantly. Prices are doubling already in East Vancouver. My friends making around $100k don't live in Yaletown. They live in places like Woodward, Coal Harbour, North Van and Kitsilano. The truly rich live in West Van and Point Grey, of course, haha.

That's quite awesome for you to own such a valuable piece of property ! Yeah look into that tax deferral program posted above to see if it will help you out.

Honestly, if I had a place valued at 2.6 million (I assume the actual equity you have is over a million otherwise no way the $10k a year property tax would be a big deal to you with that kind of mortgage) but my income didn't match that valuation - I would sell it and travel the world for more then the year I'm about to do in 2 months. I would also increase my budget and do some really fun memorable things.

You're rich with "beer tastes" (or you have common sense, potato / patato). I'm doing OK but with "champagne tastes" :) You'll be enjoying your comfortable life at 70. I'll be in some rundown social housing for seniors (unless my future kids are rich which is what I'm hoping for lol). But I'll have the memories to enjoy!

Here it goes: I also really, really like Woodwards. Would move there in a heartbeat if I it was the reasonable thing to do right now.

And even though that really doesnt matter at all, that comes from someone who knows rich people and their living standards.
 
I don't want to read everything posted but wanted to say that Woodwards isn't bad. Some parts of it I know offer affordable housing but it's a nice building and a prime place for many who want to live there.

It does sit on the edge of a little bit of the crazy but hell, that stuff leaks into most places so it is what it is. It's not like it's smack in the middle of DEST.

In the end, I trump you all. I live in Jameson House in a 2 bedroom :p

and just to point out, as a recent homeowner, I'd buy a 2-bedroom in Coal Harbour or Kitsilano in a heart beat if I could afford it. I never intended to get a 1-bedroom because that's what I'll be looking at if I want to buy a place in those area. However, the Brentwood area I'm moving to is going to be quite good in a few years when more of its construction is done. It's growing fast and only a short skytrain ride away from downtown. Not bad I'd say. However, nothing beats riding a bike to work in the summer days which I'll miss when I move.

However, dang look at Arc Vancouver :O This thing is so hot~

I have half height in my bedrooms (1 bedroom has a door to the patio though)

The living area has half height and floor to ceiling.

Looks like the tax deferral is for people over a certain age, I'm some decades off from that.
(Or maybe I read it wrong)

I would like to sell and just travel and either invest a bunch of that money or live off interest for some time.
Though I still really love the area, and to rebuy in this area is probably not going to happen.

Yeah, BoC rates will probably fall.
Not sure about negative, not even sure how that would go.

And yeah, East Van is a pretty nice area and getting nicer all the time.
Now those properties are a goldmine for whoever is sitting on them.

I still think Main and Hastings will get awesome sooner than later. (I really hope)

Yup, that's a great choice. I'm a huge fan of what it will do the skyline. I don't like the location though as it's bit detached away from the action (except during game time). I mean sure, it's only like 5 blocks away from mainland but I think that area still needs a bit more development. Hopefully with this along with those cooper lookout and colour buildings, will be enough to bring more street business to that area.

EDIT - Same could be said about Vancouver House though but that building design will be even more iconic then Arc, and the views are much better.

If I ever went to downtown living, there's a place my friend is at.
It's on Cordova and Jervis.
Really like that location as it's close to the Waterfront and Stanley Park.

Though the times I've been through the bushes in Stanley Park, there seems to be people hiding in them... Was kinda weird.

Um, it wouldn't matter, as even if there wasn't a foreign investment situation, that's the demographics of Vancouver without considering that. We have over 40% Asian population and Han Chinese are the majority group.

I'm a huge sucker for good indoor swimming pool myself, haha...

Pixelated skyscraper in West End would be great if it gets built.

That tower looks so good. There's some great buildings happening over next 5 years in Vancouver. Much better then the seafoam Yaletown epidemic that happened over the previous 5-10 years.

Oh really interesting stat, as of 2011 long form census (so this demographic has probably shifted more).

Han Chinese makes up 19.16% of Vancouver of ethnic origin. The only larger ethnic origin is English at 24.09%. Third is Scottish at 16.07%. Canadian is only 13.27%. I don't know the criteria for how far removed from ethnic origin you have to be to become Canadian for this data, maybe 1 generation?

So yup, makes sense to accommodate the 2nd largest ethnic origin group in Vancouver with marketing either way.

Also I'm on my bed now because I'm tired from working 60-70 hours a week for an extended period of time. However, doing that kind of hard work, combined with some luck, artistic/technical know-how has allowed me to be part of an interesting industry here in Vancouver. Learning Python, problem solving, and being truly technically savvy has helped me tremendously in this regard. I think being truly technically savvy is going to be the trend for the future and Vancouver got a pretty exciting tech scene.

I went as far as Coquitlam when I was house hunting. Then I reminded myself that it's Coquitlam and looked elsewhere haha... I couldn't even understand half of the signage there :( It's like how non-Chinese feel when entering Richmond, I suppose, haha.

Nothing will be as bad as trying to get onto Hwy91 towards Richmond from Knight Street. The sign that says "richmond centre" is literally AFTER the highway exit. The sign for the exit says "Victoria/BC Ferries". :lol

Haha, from what I've heard from co-workers is that Whalley has now been gentrified,
and pushed their shootings to Newton.

I wouldn't know though, as I try to avoid Surrey, it's also far away.

One time I cancelled on helping my friend move to Newton cause it was late. :|
Felt bad at the time, but Newton after dark didn't seem like a good idea.

Tell me a single person that is living in Surrey instead of Vancouver for any reason except not being able to afford what they want in Vancouver or commute time.

It's also not the better market, it's the more affordable market.

That's why Surrey will always be the slums of Vancouver. More people there just increases this fact.

There is nothing you can say for Surrey over Vancouver except "it's cheaper". Slums are cheaper.

My city is not a slum.
 
It's more like Mad Max there since you need to drive everywhere.

If you genuinely view a suburban city like Surrey as slums, you are probably the most classist person on this board.

Edit: I mean, once you've reached the point, I think any attempt to have discourse on this actually fascinating subject becomes moot. Your attitude just echoes of class warfare. I mean, maybe you're joking and all this is farce, but at this point it's become unpalatable to read any of that.

Then again, I'm in Surrey and I live in a slum, so what would I know.

Surrey to me isn't a slum but it does have some gang related issues which I believe have been on quite the drastic decline as of late.

Violent crime is on the rise actually. That's what happens in the Slums.

I can't wait for the movie City of Surrey to chronicle the trials and tribulations of Subpar trying to live in the Slums.
