Recapping for our new arrivals:

- OP and live-in girlfriend haven't had sex for over three years.
- OP asks girlfriend if they'll ever have sex again and she bites his head off.
- Girlfriend is caught sexting with furry horseman about creampies. On Thanksgiving.
- OP continues living with girlfriend.
- Girlfriend travels to Furcon and sleeps with King Kong Dong, Mr. Friskie, One-Eyed Willie Whiskers, and Hairy Penis Monster.

I asked the that I want her out asap and he gave me the 28 day notice :/

You can't not accept her rent payment just so you can exercise the 5 day eviction. That option is supposed to be available to landlords who aren't receiving rent payments. If she pays you give her the 28 day notice.
 
Dude, kick her the hell out of your place, like, right now. If I found out that the girlfriend I lived with went behind my back and fucked four dudes, especially four furries, I wouldn't have given her until the end of the month. Her shit would be out on the streets and my locks would be changed.

It's alright to try and be the good guy, but not in a situation like this.

You do not have to accept the rent money, but you can ask her for the two months she hasn't paid. If she refuses, I think you can do the 5 day eviction notice. If she makes her rent current, you can apply the 28 day notice tenancy termination.

I could be completely wrong here, but that's what it sounds like to me.

Dang that sucks. Maybe if she isn't that smart you could give her the 28 day notice and tell her you showed it to her 27 days ago but she was too drunk to remember?
 
I needs some more perspective on this. How old is the OP and the "furry lover"? 3 years without sex.. are you guys in your late 50's??? My mind is not working well with this.

Yeah, do this if you suspect she will do something legally against you. Just habe to deal with it I guess. If she wrecks shit then she can be liable for damages.


The rental notice should include the amounts she owes you for jan and feb, not just feb. march will probably be a wash.

If you make her pay both months as an outstanding balance she may not be able to come up with the money and shell be out sooner.

You are an idiot. Kick her out and make her take you to court if she want to pay rent and receive the 28 day eviction notice so bad.

1. Wait for her to leave.
2. Call locksmith and change locks.
3. Throw her shit outside.

If she wants to legally assert a landlord - tenant agreement:

1. Make her take you to court.
2. Bring pictures of furry sex to court.


The most likely result of kicking her out will be that she throws a fit, and have who ever she's fucking in town to pick her up.

Just because you've broken up doesn't mean you're instantly entitled to forcefully remove someone from their shelter and it's the reason tenant laws exist.

Was that posted somewhere in the thread? I can't keep up with all the posts, aha. But, anyway, I would've thought as OP is the sole mortgage holder, he has every right to evict her ass as and when he wants providing he gives her all her belongings and she has somewhere to go. I'm sure one of her lovely horsemen will give her somewhere to stay.

Technically since she was given eviction notice at the beginning of February (sorry if I'm remembering that wrong) anyone she invites over without your permission is Trespassing unknowingly.

Yes would be the short answer. It's your house and she has no claim to it.


Even if she had a contract you could restrict the number of people and when they can be there.

If you're on the lease together then you probably can't restrict who she brings into the apartment. Changing the WiFi password is a good step though. If you can't kick her out then make the apartment as unloveable as you can. Give her no access to things that aren't hers. Since you haven't had sex in three years, I assume that life for her is not all that different post-breakup and probably assumes you don't have the spine to ever make her leave. Give her an eviction notice ASAP, and even though the next 28 days will suck you'll be better off for it.

And on the off chance you're not trolling, please get a backbone before entering the next relationship. If a partner denies you sex and texts other dudes about getting creampied, end it immediately.

That's one of the downsides of moving in together: if your relationship dies a death, there's a decent chance of legal bollocks if you want to kick your partner out.
 
Sorry to hear about the shitty GF OP. If I were you I would let her know that you've already made a case to evict her and that if she is not out by march 1st then the sheriff will be by to remove her. Let her call your bluff, but also find out your legal rights. Start documenting that you informed her of her eviction date.

She may have more rights than what you'd like, but as long as you start the legal stuff the faster shevwill be gone and the more real this will be for her.
